Cracked tiles, movement at ridges and damaged verges can allow water beneath a pitched roof covering. A replacement tile needs to match more than its colour: profile, interlock, dimensions and the roof pitch affect compatibility. Underlay is a secondary defence and should not be relied on to compensate for a failed covering.

Clay and concrete tiles have different characteristics and fixing requirements. A proposed change in covering needs consideration of structural loading, pitch, exposure and manufacturer instructions. Ridge, hip, valley and abutment details also need to work with the selected tiles, particularly where an extension meets an existing roof.

For a repair, the inspection should assess adjacent tiles and their fixings, not just fill the obvious gap. For replacement, ask how the battens, underlay, ventilation and finishing details will be addressed. Heritage restrictions may affect changes in material or appearance, so check the requirements for the individual property before ordering a different covering.
